Harrison Varma says its super-prime Buxmead scheme is offering ‘effortless living’ for under £500 per square foot – when you take the 16,000 square feet of amenity space into account…

It’s not a well-trodden path in super-prime marketing, but one developer has been extolling the relative value for money available at its new scheme on The Bishops Avenue.

Harrison Varma’s Buxmead, a gated enclave billed as “the most exclusive and exciting development to ever launch in North London”, debuted last year with the enticing prospect of delivering top-end apartments in an address best known for its uber-mansions.

Sales have been going well by all accounts, with £54m worth of off-plan purchases announced in October, but instead of going after apartment buyers, the firm has come up with an argument to attract those who would normally opt for a 20,000 square foot house.

The six duplexes, three penthouses and 11 apartments range in price from £6.9m to £15m and measure between 3,000 and 10,000 square feet apiece; but take into account the 16,000 square feet of “the finest lifestyle and leisure facilities in London” being laid on, and that price per square foot falls away to under £500, says the developer.

Amenities including a 24/7 “white glove” concierge service, business centre, a 25m indoor swimming pool, spa, Technogym, beauty salon, residents lounge, professional cinema, games room, private dining room for 18 guests and a reception space for events up to 100+ guests are “effectively an extension of their apartment”, according to MD Anil Varma, and should be taken into account when looking at the value of the units.

Buxmead claims the highest ratio of facilities to apartment space anywhere in London, with top-class security by a company who provided similar services to El Al and the Israeli Embassy. The two car lifts are large enough for a Hummer, and residents have private garages with storage rooms and plenty of spaces for visitors.

Varma added: “This recent innovation to luxury living is ideal for those who want all the benefits of a 20,000 square foot house but without the hassle and unnecessary expense. When equating the generous proportions of each apartment with the 16,000 square feet of amenities, residents are paying less than £500 per square foot for this privilege.”
